All of this could cause interest rates then to rise on Real Estate secured lending which then also starts to have a negative impact on the values of Real Estate – we’ll obviously have to wait and see.Īll I can sum from all of this is what I think we have all long needed to ask ourselves. To paint this picture for those of you who may not be in the industry, as the risk of default by the borrower increases on a heavily leveraged asset at the same time with many people out of jobs this risk obviously becomes greater. At the same time even though rates are falling via our Central Banks – those that lend money may not be willing to pass this along to the end user due to risks within the system and therefore need to charge a premium. This makes sense however this could cause inflation on some things with the exception of heavily leveraged assets, such as Real Estate. The good news for some of us is that it will allow us the ability to continue to maintain our leverage. Well, at this time, it appears the government and Central bank is going to print more money to keep us going. So, how much of that is reflected in the already high current level of leverage on Real Estate? How much of this is contributing to Climate change ? How is this now putting all of us at risk? What are we going to do next? It's about how it was allowed to exist and build our economy and how this now is causing stress on the system. Leverage as our problem today has to do with how and where we focused it yesterday. Today a very common challenge for many Canadians, Lending institutions and Central banks is leverage.
